Full Management Program – This is our most popular, this program includes;

  • General Account Management – Rent collection, security deposit collection, late rent notices and collection, owner distributions, invoice payment for any utilities, repairs, association fee’s, etc…
  • Advertising Vacancies – We advertise all vacancies on our company website and hundreds of rental listing sites on the internet. Prospective residents can fill out an online application through our postings.
  • Applicant Screening – We find, screen and obtain a well-qualified tenant. All applicants over the age of 18 must have a credit check, background check, income verification, & rental history verification completed prior to residing in the unit.
  • Maintenance – Each owner has their own maintenance preferences and our office strives to accommodate those different needs. For our hands off owners we seek out the best third party vendor in our area to perform any work that may come up.
  • Inspections – After the tenant moves in, we complete 90- 120 day walk through of the interior of the home, to ensure that the tenant is maintaining the property. Annual inspections are completed on all properties at the beginning of the year. Our drive by inspections are completed once a quarter. Our owners receive property reports (phots included) with every inspection.
  • Court Representation– If necessary our Property Manager will handle all evictions and court filings on your behalf.
  • Move Outs – A detailed walk through will be completed on all move outs (inspection report included), we handle coordinating vendors, move out accounting, and tenant disputes.
  • Direct Deposit –You can have your monthly proceeds directly deposited to the bank account of your choice preventing mail delays or lost checks.
  • Owner Online Access – Easy-to-read owner statements will be posted to the secure Owners Portal. You’ll have on-demand access to all of your monthly statements, inspection reports, and year end reports from anywhere.

For this program we charge a fee of 9% of the collected monthly rent. We do have a one-time set up fee of $150 and a minimum balance for single family homes of $300 to cover any repairs or necessary utility payments (Multi-family homes require a $500 reserve).

Tenant Placement Program – this program includes;

  • Advertising Vacancies – We advertise all vacancies on our company website and hundreds of rental listing sites on the internet. Prospective residents can fill out an online application through our postings.
  • Applicant Screening – We find, screen and obtain a well-qualified tenant. All applicants over the age of 18 must have a credit check, background check, income verification, & rental history verification completed prior to residing in the unit.
  • Rental Agreement – We prepare and the rental agreement and complete the signing process.
  • Funds – We collect the pro-rated rent & security deposit.

We find that this really solidifies a firm foundation for the owner, who is hands on, willing to collect the monthly rent and handle any necessary terminations. Once everything is signed and collected, we pass all documents and responsibility back to you. For this, we charge a fee of ½ of the first full months’ rent; in other words, if the monthly rent is $600, it would be a $300 fee.

Tenant Review Only Program – this program includes;

  • Applicant Screening – We complete a credit check and background check.

If you are local, hands on and willing to manage the day to day responsibilities associated with each rental- this is ideal for you! We have the ability to screen each application and supply a report with all of the necessary information to make an educated decision. The fee for this is $40.00 per adult.
